Role: Role: Knight Young Asset Management (KYAM) has been engaged to provide strategic advisory services for the repositioning of a former office building, once the headquarters of a prestigious FTSE 100 company. Our client, a prominent institutional fund with over £17 billion in managed assets, has entrusted this property to KYAM after owning it for more than a decade.
Scope of Work: KYAM’s mandate includes comprehensive asset management, with a focus on:
- Dilapidation Negotiations: Expertly managing current dilapidation negotiations to protect and maximize the value of the asset.
- Business Rates Mitigation: Implementing strategies to mitigate business rates, thereby optimizing operational costs.
- Asset Review and Repositioning: Conducting an in-depth review of the 165,000 square foot office building to provide detailed recommendations for its repositioning.
Sustainability Initiatives: Located within a prime business park in Leatherhead, Surrey, KYAM is collaborating with InvestInSurrey to explore and implement sustainable modernization opportunities. Our goal is to transform this asset into a leading example of environmental stewardship, aiming to achieve an outstanding ‘BREEAM’ rating. This involves:
- Energy Efficiency Improvements: Identifying and integrating state-of-the-art energy-
efficient systems and technologies. - Green Building Practices: Adopting sustainable building practices that enhance the
environmental performance of the property. - Community and Environmental Impact: Ensuring the repositioned asset not only meets but
exceeds sustainability standards, contributing positively to the local community and
environment.

Role: Provided advisory and consultancy. Successfully acquired a Grade II listed building for a private client, overseeing the delivery of 35 luxury residential apartments. KYAM advised client in appointing an award-winning designer and managed the sale throughout, culminating in a project with a GDV of £70 million.
Central London, W1F, Soho
Role: Provided advisory and consultancy for a private client, which orchestrated the acquisition of an empty office building and facilitated the client with planning for 22 self-contained luxury apartments and three commercial units. Knight Young supported the redevelopment process and negotiated the sale of the commercial space to a listed REIT on the London Stock Exchange, achieving a GDV of £96 million.
West London – Brentford, TW8
Role: Knight Young is spearheading the strategic advisory for a significant acquisition in Brentford, West London. This project involves a prime commercial building exceeding 150,000 sq ft, situated on over 3 acres of land. Our private client aims to maximize the potential of this asset, and Knight Young Asset Management is dedicated to providing a comprehensive strategic guidance throughout this transformative process.
Our current focus is on repositioning the existing asset to capitalise on its residential potential under Permitted Development (PD) rights. Additionally, we are exploring supplementary planning opportunities for other sections of the surrounding car park.
With an estimated Gross Development Value (GDV) of £93 million, this venture is projected to yield an impressive gross return of approximately 6.6% per annum based on the current scheme.
